5 Warning Signs You Need a Roof Inspection

Most roof failures don't happen overnight. They start small — a curling shingle here, a little granule loss there — and by the time a leak shows up on your ceiling, the damage underneath is often much worse than it looks. Catching the early warning signs can save homeowners thousands of dollars in repair costs.

Below are the five signs our inspectors see most often on Denver homes, from curling or missing shingles to granules piling up in the gutters, daylight visible through the attic roof boards, and water stains creeping across interior ceilings. Any one of these is worth a professional look before it turns into a bigger problem.

A roof rarely fails all at once — it gives warning signs for months before a leak ever reaches the ceiling.

What to Look for During a Self-Check

Start in the attic on a sunny day. If you can see daylight through the roof boards, water can get in the same way. Check for dark water stains on the underside of the decking, and feel for any soft or spongy spots when you walk the attic floor near the eaves.

From the ground, scan the roofline with binoculars for shingles that are curling at the edges, cracked, or missing entirely. Check your gutters after a hard rain — a heavy buildup of granules is a sign the shingles are wearing down faster than they should be.

A quick visual check twice a year, in spring and fall, can catch small problems before they become expensive ones. Look for missing or curling shingles, moss or algae growth, and sagging spots along the roofline. If anything looks off, it's worth having a professional take a closer look.

Noticed granules piling up in my gutters and called Stormcrest after reading this. The inspector found a worn ridge cap before it turned into a leak.

We were selling our house and this checklist convinced us to get a pre-listing inspection. Glad we did, buyers had zero roof concerns.

Did the attic self-check mentioned here and saw daylight through the sheathing. Called Stormcrest same day and they caught a sagging deck before it got worse.
